GENERAL POLICY-

BAD WEATHER & OTHER NUISANCES - As you plan your trip to the mountains, please remember we do get rain, snow and some foggy days and occasional inconveniences which are out of our control. Winter weather in the Blue Ridge Mountains can occur from November through April. The majority of our homes are accessed by mountain roads, which will be icy in winter weather. For the safety of you and your party, please be prepared to drive in snow and ice. This means 4-wheel drive, good tires, and chains. It is your responsibility to be prepared for hazardous road conditions. There will be NO refunds, allowances, or date changes resulting from your negligence in this matter.

RESERVATION POLICY - A two night minimum stay is required for rentals. Holiday rates apply for Thanksgiving,Christmas and New Years.  Minimum nightly stay for Christmas is 5 nights, Thanksgiving 4 nights, New Years 3 nights, and 3 nights for all other holidays as well.

50% deposit of the rental price is required to confirm your reservation.  Balance is due upon arrival.  After hours check-ins must be arranged in advance, and payment must be paid in full.  There is a $25 fee for all returned checks.

SECURITY DEPOSITS - A credit card number is required to hold $100 for a security deposit.  This money is not collected unless damages are done to the property.  If the guest does not have a credit card, $100 must be collected at check in by cash or check.

We accept MasterCard, Visa, personal check, money orders, traveler's checks and cash.  There is a 7% sales tax, 6% Lodging Tax and a $25 processing fee for all reservations.

PETS / SMOKING
- Some cabins allow pets.  There is a $50 non refundable deposit required for each pet, please note guest found with a undeclared pet in a pet friendly cabin will result in a $100. fee, guest found with a pet in a non-pet property will result in a $200. fee and/or expedited eviction.  Smoking is not allowed in any cabin.

CANCELLATION POLICY - For short term rentals a 30 day advance cancellation is required for a refund of deposit.  We do require a $35 cancellation fee.  If you need to cancel for any reason, please contact the rental office for assistance.

WE PROVIDE ALL LINENS, TOWELS, SOAP, TRASH BAGS, DISH-WASHING LIQUID, and DISH TOWELS.

Complementary hand soap, paper towels and toilet paper are provided to start each rental.

CHECK IN / CHECK OUT
- Check In is between 2-4:30pm and Check Out is 10am all properties must be vacated on time or will result in a $25/per hour charge.

We are not responsible for items left at the units, please double check before you depart as we will not be able to go retrieve and mail left items.
